You will have a veranda, a kitchen, living room/lounge, 4 bedrooms, bathroom and various storage rooms, central heating ensures the comfort of the residents. This home will require certain improvements for a level of comfort within current standards.
The Gîte, a single-storey dwelling of approximately 82 m2 consisting of a living room, kitchen, 2 bedrooms, bathroom, storage rooms and an adjoining garage of 80 m2. Its location in the middle of the vineyards is ideal for a rental activity, it should be noted that this requires improvement work.
For the professional part perpendicular to the family house in a rectangular building which houses the management office, a rest/meeting room and a tasting cellar.
A second building in three parts is intended for winemaking, the first space is separated into two parts, the workshop and the control room for managing the cold/heat of the vat rooms. The Vineyard. Family property for more than 100 years, the vineyard has been maintained and brought up to modern standards with a rearrangement of almost all the plots with more than 4000 hectares and vines in full production. The Vineyard and the lands represent approximately 25 hectares of a block, 12.3 hectares of Pécharmant made up of Merlot, Cabernet-Franc and Cabernet-Sauvignon and 5.5 hectares in the Rosette appellation composed of Sauvignon Blanc, Sauvignon Gris, Sémillon and Muscadelle, the balance is in AOC land available for new plantations.Located on the slopes facing South and South-West the generous sun caresses the grapes during the summer, this is felt in the wines of the estate, another aspect a gravelly siliceous terroir for the red wines with a low percentage of clay on the surface which generates a water constraint favorable to the production of exceptional wines (ferruginous clay called Tran, particularity of the Pécharmant terroirs). For the very limited Rosette appellation wines (currently around fifteen properties) the terroir is sandy-stony ideal for producing aromatic white wines.
In terms of grape varieties, we find for the reds, Merlot, Cabernet Sauvignon and Cabernet Franc, these three grape varieties are blended in the Pécharment vintages. For the whites there are four grape varieties which form a complex blend giving all the intensity and aromas acclaimed by the clients of this property, Sémillon, Sauvignon Blanc, Muscadelle, Sauvignon gris. Cultivation and maintenance of the vines are important criteria of the owners, in fact no weedkillers used in this vineyard, respect for nature and conscientious work of the staff allow us to preserve the environment while maintaining yields.. This property is offered for sale turnkey, no investments to be made, the equipment is included and the two employee contracts which are qualified can be kept. The stock is not included in the price.
